The Berlin Community Development Corporation (BCDC) has over half a century of history of helping businesses locate, grow, and succeed in the City of Berlin, Wisconsin. Assistance for New and Expanding Businesses

• Revolving Loan Fund:
The BCDC can provide below-market interest rate financing for business development projects. The financing is generally with a private financing match requirement of 20%. Applicants are encouraged to utilize this resource as a secondary source of financing or gap financing to close on property acquisition, retention, and improvement of facilities.

• Access to Federal Economic Development Programs:
The BCDC has worked with various federal agencies, such as the United States Department of Housing and Urban Development and the United States Department of Agriculture- Rural Development Division, to access economic development funds for business expansion projects.

• Access to State Economic Development Programs:
The BCDC has worked with the Wisconsin Economic Development Corporation (WEDC) and Wisconsin Housing and Economic Development Authority (WHEDA) to access state economic development programs for business expansion projects.

• Access to Private Financing:
The BCDC has a working relationship with two regional banks to offer businesses the best financing options available. Applicants are encouraged to engage with financing professionals to complement the leverage the resources of the BCDC.

• Improved Industrial Sites:
The City of Berlin’s North Business Park has improved industrial sites available for development. The lots are priced on a sliding scale based on development value per acre. There is also a lot available in the Southeastern Business Park.

• Build-to-Suit Options:
The BCDC has the ability to build a manufacturing facility to suit the needs of a business. A lease-purchase option is available on build-to-suit facilities.
